Renovating an apartment in the Paris 7th: Faubourg Saint-Germain, Invalides, Eiffel Tower

Most of the 7th is a remarkable heritage site governed by a safeguarding plan (PSMV): any change visible from outside goes through the Architecte des Bâtiments de France. Well prepared, an interior renovation remains entirely possible.

Co-ownership and permits

The rules that apply here

  • The 7th’s heritage site, created in 2016, covers about 194 hectares, most of the arrondissement. Planning applications need the approval of the Architecte des Bâtiments de France.
  • Windows, shutters, railings, shopfronts, courtyards: the most common cases requiring permission. A replacement window must respect the original design, material and divisions.
  • A PSMV can also protect interior features: check the building’s status before demolishing.
  • Anything touching a load-bearing wall or a common part is voted at the general meeting (article 25 of the 1965 law).

Practical points to anticipate

  • Heritage review lengthens the timeline: file early, ideally while comparing quotes.
  • Old timber floors: any extra load is checked beforehand.
  • Panelling, fireplaces and parquet are protected or removed before heavy works.

Interior works are usually free, except for features the safeguarding plan protects in some buildings. We check the building’s status before any demolition.
