Renovating an apartment in the Paris 4th: Le Marais, Saint-Paul, Île Saint-Louis

Between the Marais, Saint-Paul and the islands, the 4th is one of the most protected arrondissements in Paris: much of it is covered by the Marais safeguarding plan and historic monuments are everywhere. Renovations are frequent, but they are prepared with care.

The buildings

What you will find in the 4th

17th c.

17th-century mansions and buildings

Timber-joist floors, thick walls, balustered staircases, sometimes painted ceilings or period decor. Heritage status is checked building by building.

Where: Place des Vosges, Saint-Paul, Île Saint-Louis

18th–19th c.

Older rental buildings

Several storeys on street and courtyard, timber floors, apartments of varying size, often altered over time.

Where: Saint-Gervais, rue de Rivoli (Marais side), rue Saint-Antoine

1853–1900

Haussmann buildings

Cut stone, high ceilings, mouldings and parquet. Renovation follows the usual logic: restore the decor, modernise the networks.

Where: Boulevard Henri-IV, around the Hôtel de Ville, rue de Rivoli

Co-ownership and permits

The rules that apply here

  • Within the Marais PSMV, planning applications need the approval of the Architecte des Bâtiments de France; elsewhere in the 4th, the surroundings of historic monuments often have the same effect.
  • The PSMV can protect interior features (staircases, decor, ceilings): the building’s status is checked before any demolition.
  • Windows, shutters, railings: co-owners’ approval and a prior declaration reviewed by the ABF.
  • Load-bearing wall, shared pipe or flue: general meeting vote under article 25 of the 1965 law.

Practical points to anticipate

  • On the islands, vehicle access and parking are very limited: supplies and rubble removal are planned early.
  • Heritage review lengthens the timeline: file as soon as the project is settled.
  • Old timber floors: any extra load is checked before installation.

Frequently asked questions

Is it harder to renovate on the Île Saint-Louis?

Mostly for logistics: access, parking and deliveries are very constrained, so they are planned well ahead. The heritage rules are similar to the rest of the protected Marais.

Have you renovated in the 4th?

Yes, for example 100 m² of former offices near Beaubourg turned into a Haussmann-style home in two months.
