Renovating an apartment in the Paris 16th: Passy, Auteuil, Trocadéro, Victor-Hugo

In the 16th, most projects concern large Haussmann, post-Haussmann or Art Deco apartments, where the challenge is to modernise without destroying the original decor.

The buildings

What you will find in the 16th

1860–1914

Haussmann and post-Haussmann

High ceilings, herringbone or chevron parquet, mouldings, marble fireplaces, reception rooms en enfilade. Renovation often reorganises the back of the apartment (pantry, service rooms, corridor) while restoring the reception rooms.

Where: Victor-Hugo, Trocadéro, La Muette, avenue Mozart

1895–1939

Art Nouveau and Art Deco

From Hector Guimard’s Castel Béranger to rue Mallet-Stevens: stained glass, ironwork, joinery and original ceramics have real value. They are removed, restored and refitted rather than replaced.

Where: Auteuil (rue La Fontaine, rue Mallet-Stevens), Passy

1950–1975

Prestige post-war buildings

More functional layouts, large windows, balconies and parking. Works focus on full modernisation (electrics, plumbing, open kitchen) and thermal improvement.

Where: Near the Bois de Boulogne, Porte-Dauphine, south Auteuil

Co-ownership and permits

The rules that apply here

  • Co-ownerships in the 16th are often attentive to common areas and working hours: a clear file presented to the syndic early avoids weeks of delay.
  • Removing a wall between reception room and kitchen in a Haussmann apartment often touches a load-bearing wall or a flue: structural study and general meeting vote (article 25) are then essential.
  • Many buildings are near a historic monument: anything changing the exterior goes through the Architecte des Bâtiments de France.

Practical points to anticipate

  • Old oak herringbone parquet can almost always be restored (sanding, replacing boards, varnish or oil), usually for less than new parquet of equal quality.
  • In Haussmann buildings, chimney flues often run through the walls you want to open and belong to the common parts: they are located at the first visit.

Frequently asked questions

Can I open my kitchen onto the living room in a Haussmann apartment?

Often, yes. If the wall is load-bearing or contains a flue, you need a structural study and the general meeting’s approval; otherwise it is a private matter. We identify this at the first visit.

What have you renovated in the 16th?

For example a 230 m² Haussmann apartment turned back from a medical practice into a family home (4 months), and a 100 m² apartment reorganised with large built-in furniture (4 months).
